1K a year Wimmer Communities has a unique opportunity for an enthusiastic, highly motivated individual to join our team as the Construction Estimator at our Corporate Office in Hales Corners.
Responsible for performing conceptual estimating and budgeting, bidding and pricing of projects, creating project schedules, and the negotiation and writing of subcontracts and purchase orders in addition to special projects assigned by the Vice President of Construction.

Data Base Development & Management Create and maintain a database of historical unit costs for initial project budgeting.
Maintain a directory of suppliers, contractors and subcontractors.
Implement and maintain a standardized bidding program.
Estimating Prepare work to be accomplished by gathering information and requirements; setting priorities.
Coordinate and assure that a preliminary construction schedule has been developed for each estimate.
Analyze blueprints and other documentation and complete quantity takeoffs to prepare time, cost, materials and labor estimates as required.
Develop conceptual estimates and provide engineering and cost data.
Prepare estimates used by management for purposes such as planning, organizing, and scheduling work.
Evaluate project designs for complexity and cost.
Identify and qualify new material suppliers and subcontractors and place into subcontractor database.
Gather details and information and compile data to estimate all projects.
Assess cost effectiveness of products, projects or services, tracking actual costs relative to bids as the project develops.
Create preliminary job scheduling in computerized software program.
Consult with Vice President of Construction, Construction Project Managers, Subcontractors, Vendors, Engineering Professionals and Architects, and personnel in other departments to formulate estimates and resolve issues.
Maintain familiarity with current building material costs and construction methods including building codes, state and municipal requirements.
Visit job sites as required to evaluate site requirements and to assure estimating accuracy.
Contract Administration Prepare bid packages for subcontractors.
Coordinate distribution of plans for solicitation of bids and convey project details to subcontractor trades and suppliers.
Conduct pre-bid meetings as required.
Solicit bids from all subcontractor trades & suppliers and review in detail, bids for content as to total work included and analyze comparatively for selection of Subcontractor based on availability of workforce, skill level, safety concerns and price.
This includes assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated as required.
Conduct negotiations to meet budgets and write subcontracts and purchase orders.
Track change orders and adjust scopes on future projects to prevent reoccurrence.
Create, review and refine scopes of work, specifications, and Subcontractor contracts for accuracy as to entire inclusion of all work required for complete performance of project.
Interface with project managers to determine subcontractor selection, completeness of scopes, create project schedule and to track costs of field changes.
Provide value engineering from experience or via Subcontractors or Vendors input to enhance the completed Project as to quality, time consideration and cost conservation.
Qualifications Minimum of two years of construction experience with a proven track record in condominiums, multi family, and light commercial construction or related fields as an estimator with administrative responsibilities including estimating, budgeting, scheduling, creation of contract scopes and cost control.
Ability to read and understand written or verbal labels and instructions in English.
Ability to read and understand construction blueprints.
Comfortable performing tasks, jobs, and/or projects in conjunction with day-to-day activities.
Computer literate with accurate data entry skills and familiar with Microsoft Outlook, Word, Excel and ProCore or similar construction management software Possess valid and current driver's licensure and insurance.
Strong interpersonal skills, tactful, mature, flexible, and possess the ability to get along with diverse personalities.
Strong organizational skills with the ability to multitask.
Strong interpersonal skills and the ability to work unsupervised and/or harmoniously with all levels of the organization.
The Wimmer Communities Construction Team has recently and successfully opened the top-tier multi-family communities in the suburban Milwaukee market such as The Artisan, The Linx Club, Poplar Creek, and Riverwalk on the Falls.
We are currently under construction on three multi-family communities totaling approximately 350 units, and have industry leading apartment and hotel developments in pre-construction totaling approximately 325 hotel rooms and 600 apartment units.
